Before moving in:
Anybody 18 years or older, must complete an application and be approved to live in the unit. Only approved applicants are allowed to occupy the unit. The lease must be signed by anybody 18 years or older that will be residing in the unit, and the full deposit must be paid upon signing.
Before the start of a lease term, all utilities should be scheduled to transfer to the tenant’s name. Utility services should start on the first day of the lease agreement and remain in the tenants name through the entire lease agreement. A $25.00 fee will be assessed if utilities are not in the tenant’s name at the start of the lease, or if they are removed from the tenant’s name during any point during the lease term.

Please contact us before the first day of your lease agreement to schedule a move-in date & time. Call us to make separate arrangements if you are not moving in on the first day of your lease agreement.
Move-In Inspection Form:
Residents are required to complete a move-in inspection form prior to moving any items into their unit. Fill this out even if some roommates have not moved in yet. Write all existing damages to ensure you are not charged for them upon move out.
We will refer to these move-in inspection forms when residents move out, and when determining refunding security deposits.

Rent Payment:
Rent is due on the 1st of every month. If you are paying online, please make sure to start the transaction on the 25th of the month prior, as it takes 5-7 days to process. Make checks payable to the owner/company listed on your lease agreement.

Rent is due on the 1st of every month. We will assess $20.00 late fees per day with a maximum of $100.00 if we do not receive your rent by the 5th. We only accept one payment per household. You are welcome to pay your rent before it is due at any time. Please contact us if you plan to pay with student loans, a semester at a time.
Payment Options : Online(apartments.com), cash, check or bill pay.
Online – Apartments.com Rent Payments – Whoever submits the payment each month will need to create an account on apartments.com. It takes 5-7 days to process the payment, so be sure to start the transaction on the 25th of each month to ensure it is deposited in our account on the 1st. We highly recommend you setup automatic payments to avoid any potential late fees. Autopay will automatically deactivate after the last month’s rent has been paid. There is no fee for this service as long as you are not paying with a card.
Check payments – Checks can be mailed or dropped off at the address below. Residents should ensure check payments are made payable to the property owner/company listed on their lease agreement, that their name is on the check, and send check payments early enough to arrive at our office by the 1st of the month.

Bill Payment – Residents have the option to set up to have their bank withdraw rent directly from their account and have their bank issue us a check. Residents that choose this option should set it up so the check arrives to our office by the 1st of the month, ensure that the checks are payable to the property owner/company listed on their lease agreement, and that their name is on the check.
Insufficient funds & rejected payments –
Payments rejected due to insufficient funds are considered a default. A fee will be assessed to the resident’s account for each NSF payment. If more than two NSF payments are received, we will require that resident to pay rent with cash or certified check only.
Rental Application Information
Anybody 18 years or older, must complete an application and be approved to live in the unit. Only approved applicants are allowed to occupy the unit. All adults occupying the unit must be listed on the lease agreement. Applicants are required to provide a valid passport or driver license. Lease agreements cannot be broken without management approval. If a sub-leaser has been found, they must fully qualify to live in the unit.
Security Deposit Information
The full security deposit is due upon the signing of the lease. We require a security deposit equivalent to the higher of one month’s rent or $2,400.
Co-Signer Information
If an applicant has a poor rental history or no in-state rental history, we will require double security deposit or co-signature of the lease agreement. The co-signer must own a home and be twenty one years or older. We will not require a co-signer once the tenant has lived with us for a full year.
Reasons for Denied Application:
– False or incorrect information
– Poor credit history
– Poor or no in-state rental history
– Criminal background reports
Unit Occupancy Limits:
– Three bedroom: Up to three adults
– Four bedroom: Up to four adults
– Five bedroom: Up to five adults
Lead Based Paint Disclosure:
– The lead-based paint disclosure form is a required form to be issued to all tenants and potential buyers for residential properties built before 1978. The paint specifically was outlawed by the U.S. Consumer Product Safety Commission at that time (16 CFR 1303) due to the hazard it poses when it chips.
